Deferred maintenance transpires when repairs that are needed on a property are postponed. This can include projects such as siding and/or roofing replacements, pavement repairs, deck/balcony repairs, or HVAC and electrical upgrades. The negative impact that this can have on your community includes safety hazards, property damage from leaks or water infiltration, declining property values, legal battles, and frustrated residents. In extreme cases, where deferred maintenance has resulted in a history of leaks and attendant insurance claims, insurance coverage costs can increase exponentially or even be denied entirely. Projects can also end up costing more in the future with the rising costs of materials and labor.
It is imperative that communities do not defer projects that impact the integrity of the structural, mechanical, or electrical systems of a building and/or involve the residents' safety. Structural, building envelope, and mechanical systems issues do not “heal” on their own and only worsen with time. Conducting or updating Reserve Studies, along with performing routine, cyclical inspections of your building’s or community’s systems can help Associations determine what projects are in need of repair and when, as well as budgeting for future projects. Whether yours is a Condominium building (high-rise, townhome, or garden style building) or Homeowners Association, Becht can provide you with the expertise and resources to protect your community for years to come.
