An Added Benefit for Multi-Family Residential Communities

A huge advantage for someone looking for a multi-family housing unit is one that includes in-unit laundry facilities. Unfortunately, a lot of older residential buildings may not include this convenient amenity. You may be wondering, what does it take to add laundry facilities within individual residential units in your community? The answer is unique to each property and can be complex. The first step is to perform a study at your community to see if it is feasible to allow residents to install laundry appliances within their individual residential units.

The professionals at Becht Engineering BT, Inc. can assist you with this process to see if laundry facilities are an option for your community. Our professionals will perform an evaluation of the feasibility of installing laundry facilities within the individual residential units. The objectives of the study include the following:

  • Identify the space needed and possible locations to fit individual washer and dryer appliances, stacked appliances, or combination washer and dryer appliances.
  • For combination appliances, an evaluation of how this approach impacts laundry cycle times.
  • Identify space(s) close to existing plumbing sources, and how feasible and/or invasive the plumbing connections may prove.
  • Evaluation of sanitary systems, including suds-pressure-zone concerns, in mid and high-rise properties.
  • Evaluation of natural gas-fueled dryers, electric-fueled dryers, and condensing dryers, and the related appliance venting requirements.
  • Evaluation of the building pressurization after installation of appliances that significantly increase building exhaust air sources such as vented dryers.
  • Evaluation of the domestic hot and cold-water piping systems’ ability to support the laundry equipment
  • Evaluation of the domestic water heating systems’ ability to support the laundry equipment.
  • Evaluation of the existing electrical service and distribution systems’ ability to support the laundry equipment.
  • Evaluation of the existing natural gas service and distribution systems’ ability to support the laundry equipment.
  • Provide an analysis which includes the advantages and disadvantages of the options identified.
  • Provide recommendations to Stakeholders.
