Becht Engineering BT, Inc. is currently nearing completion of the second and final phase of a major building envelope corrective work project at the Watermark Place Condominium, located in Columbia, Maryland. Twenty-six years in age, this distinctive residential building was experiencing escalating issues with the building facade. Becht was engaged to work with the Condominium and develop a phased plan for a complete building envelope rehabilitation project.
The goals set within this project were basic yet daunting. We were tasked with improving the facade aesthetic, while ensuring that the building's exterior walls are weathertight, all within a program that offered the most effective corrective work solutions with optimum performance value. Our scope of work included diagnostic inspections, corrective design, contractor qualification, bidding, and project oversight.
Water infiltration diagnostics and related corrective design for building envelope issues constitutes a significant portion of our work. Our in-house skill sets include expertise in virtually all building types and exterior cladding systems, such as EIFS (Exterior Insulation and Finish System), siding, stucco, brick/masonry, windows, doors, and panel systems.
