Historical Facade Restoration

7 Logan Circle Condominium, Washington, DC
Becht Engineering BT, Inc. has recently completed engineering, bidding, and construction oversight services for the restoration of the original red sandstone façade and re-pointing of brick masonry at the 7 Logan Circle Condominium, located in Washington, DC. At approximately 90 years of age, this historic property was experiencing escalating deterioration within the street side facade of this four-story residential building. Becht was engaged to work with the Condominium to develop the required scope of work for the repair and restoration of this beautifully detailed mass masonry wall.
The goals set within this project included improving the facade aesthetic while also addressing water infiltration issues at the window installations, all within a manageable budget. The work was also complicated by the historical designation of this distinctive building. Furthermore, the project was challenged by the fact that the restoration of unique sandstone façade elements and elaborate window configurations were subject to aesthetic preservation requirements mandated by the City. Highly skilled specialty contractors were required to repair components of the red sandstone façade at the window perimeters and for the repair of the original wood frame windows. Our scope of work included initial diagnostic inspections, corrective design, contractor qualification, bidding, and project oversight.
Masonry façade issues, including diagnostics and corrective design for building envelope and structural issues constitute a significant portion of our work. Our in-house skill sets include expertise in virtually all building types and exterior cladding systems, such as EIFS (Exterior Insulation and Finish System), siding, stucco, brick/masonry, windows, doors, and panel systems.
